Pre-Acquisition Surveys
A Pre-Acquisition Survey is a comprehensive assessment of a property’s condition and structure. It’s most frequently carried out for property investors and purchasers to determine whether the property you are acquiring is sound and appropriate for your needs, its limitations and shortcomings.

RICS Home Buyers Reports
At Videre, we are here to assist with your new property acquisition. In England and Wales, it is not a legal requirement to get a survey of a property before you acquire it, however, it is recommended.
By commissioning a RICS Home Buyers Report with us you can be confident in the investment you are making; ensuring there are no surprises. As we understand this could be one of the most expensive purchases you might make, it is important to know as much as you can about the property before you acquire it, live in it, develop it, rent it or perhaps sell it. Defect Diagnosis, Element Condition Surveys and Planned Maintenance Assessments
If you wish to commission a report on specific building defect(s) or element(s) to identify any concerns you have with a property, or have an ongoing issue, we can provide a diagnosis or specific element report.
Furthermore, if you require advice on future maintenance, we can also assist in preparing a planned maintenance assessment. You may also wish us to consider this type of assessment as part of a Home Buyers survey.

Party Wall Services and Neighbourly Matters
Videre can deliver a range of support services, relating to construction activity including:
Party wall matters – We have considerable experience in following the statutory procedures of The Party Wall etc. Act 1996, preparing and issuing notices and, where necessary, acting as party wall surveyors appointed by owners undertaking or affected by notifiable development work, to ensure that these works proceed lawfully.
Access agreements – We can assist in negotiation access agreements / licences to enable access for scaffolding, hoarding/work areas and a crane over neighbouring property.
It is our utmost desire to ultimately safeguard your investment and as members of The Pyramus and Thisbe Society; a leading authority on Party Wall and related issues, relied upon since 1974 we have experience in doing so.
Dilapidations
Dilapidations refer to the breaches of a tenant’s lease covenants typically these may include a failure to comply with enforceable statutes, to clean, to maintain / repair, to redecorate, to remove chattels or tenant’s alterations and to reinstate a property to the condition set out in the lease and any supplemental or collateral agreements.
If a landlord believes a tenant is not or has not complied with its covenants, they can issue an interim or terminal Schedule of Dilapidations or repair notice, detailing the necessary repairs and depending upon circumstances there are a range of remedies available including, to make a monetary claim for loss, forfeiture, the landlord entering and carrying out the works, specific performance etc.
It is important for both landlords and tenants to understand their responsibilities to avoid disputes and potential legal action.

Feasibility and Vision
At Videre, the next stage of a project will involve a feasibility study. To do so we look to use measured survey information to produce some initial conceptual ideas for the project. This will involve collaborating with yourself to fully understand the project brief and explore options to meet your aspirations and budget.
Most importantly during this stage we can outline the possibilities of your site and advise you on the planning and regulatory requirements that may be relevant to the project. Videre can also offer some preliminary designs to meet the budget you have and develop the style of any internal spaces.
We may need to meet on a few occasions to gain your feedback and steer the project in the direction you, as our client, desire.
Design Development
At the design and development stage of your project, if you wish to proceed, we can look to provide more refinement to the design with a more involved appraisal of the internal fitting out.
Even if you have started a development project, we can progress the information you have with plans, sections, elevations and 3D views, allowing a greater understanding on how each space could be better utilised.
Planning Drawings and Planning Applications
Once we know how your new project will look and feel, we can develop both 2D and 3D design drawings that will accompany an application for planning permission.
Obtaining planning permission can be a long and often more costly process without the experience of a professional consultant such as that offered by Videre.
With a wealth of experience in obtaining planning consent for a wide variety of application types for both residential and commercial buildings we can adopt a tailored approach for your new building project that aids the attempt to receive consent.
With a background in both Architecture and Surveying we have developed good relationships with several local authorities and have a working knowledge of their policies and procedures. This is important to avoid incurring unnecessary expenditure in seeking pre-application advice and/or a rejected development proposal which will require reapplication.
Architectural Drawings for Building Regulation Submissions and Tendering
Once you have decided upon a design that is right for you, Videre can further develop these plans into a buildable format that can be used for tendering your scheme.
A building regulation drawing is a set of detailed drawings and construction details that are submitted to the local building control department and go into much more detail than the planning application drawings. They incorporate structural information from any consultant engineers, thermal insulation calculations and proof of full compliance with all relevant parts of the Building Regulations. They also include enough information for a contractor to accurately price and build from, as well as detailed construction specifications and full product specific information.

Interior Design
Once the external designs are available for your project, Videre can help you decide how the space is to be best used. This might include working through multiple design options to find the most suitable, prioritising your needs toward function and lighting. Contract Administration and Project Co-ordination
The last and infinitely most important step is to bring the design to life. Videre can introduce the right trades to enable this. We can administer the contract between the contractor and you as the employer efficiently throughout the construction process. It is our responsibility to ensure that time, cost and quality and client satisfaction are given appropriate consideration throughout. To do so, we ensure to define with you the budget, the programme and extras so that you are satisfied with the end result.
